Asset Managers are responsible for maximising returns on portfolios that can span physical property, financial instruments, or infrastructure. The role demands both analytical rigour and commercial instinct, and the stakes are high enough that a single poor hire can generate years of underperformance. Scrutinise their track record, not just their credentials.
Ask for specific performance figures they were directly responsible for, IRR, total return, occupancy rates, cost reduction percentages. Candidates who owned outcomes will know these numbers; those who supported outcomes will struggle.
Asset management varies enormously by class, commercial real estate, infrastructure, equities, and private credit each require distinct expertise. Verify that their experience aligns with your specific portfolio composition.
For property or infrastructure AM roles, ask for examples of lease renewals, rent reviews, or capex negotiations they led. Commercial negotiation skill is a core differentiator.
Asset managers report upward to investors or boards. Ask for examples of how they've presented performance, flagged underperformance, and managed difficult conversations with capital partners.
