Leasing Agents are the commercial engine of property income, they fill vacancies, negotiate lease terms, and build the landlord and tenant relationships that determine whether your portfolio performs. The best ones combine market knowledge with commercial instincts and genuine relationship skills. Hire for active market exposure, negotiation track record, and the tenacity to work a vacancy until it's filled.
Ask what the current face rent and incentive range is for a specific property type in a specific market relevant to your portfolio. Leasing agents who are actively working deals know these numbers cold. Those who are out of the market will hedge or give stale figures.
Ask how many leases they've executed in the past 12 months, the average deal size, and the most complex transaction they've negotiated. Volume and complexity together calibrate the real scope of their leasing experience.
The best leasing agents have a network of active tenant reps and occupiers they deal with directly. Ask how they've maintained relationships that have produced repeat business, referrals, or off-market deals.
