Escrow Officers manage the financial and documentary close of property transactions, a role where precision, compliance, and calm under deadline pressure are non-negotiable. The best candidates are meticulous, composed in high-stakes environments, and understand exactly what they're authorised to decide versus what requires escalation.
Ask how many transactions they managed simultaneously in their last role and the range of transaction complexity, residential, commercial, refinances, multi-party arrangements. Volume and complexity together reveal the real scope of their experience.
Escrow is regulated at state or territory level and intersects with AML/CTF obligations, trust account requirements, and real property legislation. Ask for specific regulatory knowledge relevant to your jurisdiction and for examples of compliance issues they've identified and managed.
Settlement rarely proceeds without at least one issue, a title encumbrance, a missing document, a funds shortfall, or a party dispute. Ask for a specific settlement that nearly didn't close and how they resolved it.
